Plenty of extras provided including books, games and dvd's. The light-filled open plan living area features: Modern fully equipped kitchen with caeserstone benchtops, glass splashback, stainless steel appliances including dishwasher, double door fridge, 900mm oven and microwave; Dining area; Spacious lounge area with open fire, leather chaise lounge, large HD flatscreen TV and BlueRay player. The lounge leads onto the fully protected deck. This is the perfect place to relax with dining setting, outdoor kitchen (BBQ, sink and fridge)and outdoor rattan lounge with daybed.
Polyglazed roofing allows the light in but not the weather. The added protection of bistro blinds makes it an all year round prospect. The property has 3 large bedrooms. Bed 1 with a queen bed, flat screen TV, ensuite and walk-in robe. Bed 2 is larger and has been set up as a kids retreat, with two sets of bunks (one with a double on the bottom) plus a single trundle, beanbags, flat screen TV, DVD and built-in robes. For the 'Thomas' fans there is a full size 'Thomas' table complete with trains. Bed 3 has a queen bed and built in robes.
The split system a/con, coupled with the double glazed windows, underfloor insulation and boosted insulation provides the perfect ambient temperature. Large, stylish main bathroom with 1350 x 1200 stepless shower. Walk through laundry with front loading washing machine and large storage cupboards. Outside the laundry there is an external shower for rinsing off after enjoying a day at the beach.
PLEASE NOTE: LINEN IS NOT INCLUDED however, with sufficient prior notice, bed sheets, pillow slips and towels can be organised for an additional fee. There are pillows, doonas and blankets provided.
Firewood is not supplied however, bags of firewood are readily available at the local Venus Bay and Tarwin Lower General Stores.
The home is set on a fully fenced corner block making it perfect for families with pets, and provides ample off street parking. Animal lovers may enjoy feeding the friendly resident magpies. Keep a look out for Eddie the Echinda who sometimes ventures by on the lookout for some tucker, or adventurous kangaroos who have been known to hop by on occasion.
During peak time the Venus Bay No. 1 Beach (which is the closest to the property) is patrolled by the local surf lifesaving club. The streets of Venus Bay are fairly flat and therefore great for bike riding if guests want to bring their bikes. There is also a new bike track leading from Venus Bay along the Tarwin River to the next small town - Tarwin Lower. The house is also fully wheelchair friendly (except the ensuite shower). Features include a 1:10 entry ramp, 820mm internal doors and 1350 x 1200 stepless shower

CANCELATIONS DUE TO COVID TRAVEL RESTRICTIONS
We are happy to negotiate cancellation terms due to government enforced travel restrictions. Please note, this must be done prior to requesting to book and is only available to Victorian guests. If no agreement is made prior to requesting to book, then the normal strict cancellation policy applies.
ENVIRONMENTAL FACTORS
The home has been built to a 7-star energy rating which includes double glazed windows, underfloor insulation, plus upgraded insulation in the ceiling and internal/external walls. Equinox eaves have been used to obtain full North sun throughout winter and full protection over summer.
Local tradespeople and materials were used wherever possible to minimise the carbon footprint.
It has a 3kw solar power system which should make the house 100% self-sustaining.
The toilets are normal flushing toilets but the septic system uses a worm farm to break down waste before its dispersement.
We have also fitted a 33,500 litre water tank which covers all water use.
