About the property

Greenstone Farm is an architecturally designed beautiful four star accredited property fortunate enough to occupy a unique 80 acre parcel of land in the heart of the Howqua Valley. The property takes in a magnificent 1.3km sweep of exclusively private river frontage and also sits on a ridge with commanding river and valley views, the rear boundary abutts State Forest and Alpine National Park; a magnificent area to explore.

Just being there, watching the kangaroos, the wildlife and breathing in the fresh mountain air, is an experience of a lifetime. If you want some action, the recreational opportunities within the property and at your doorstep, offer something for everyone whether it be bush walking, mountain bike riding or taking advantage of the nearby Horse Trail Rides.

Being close to Mount Buller, Mansfield town, Lake Eildon and Jamieson there is no better property to call home while you visit the surrounding areas and take in all that the High Country has to offer.

The House

The house is designed to take full advantage of the magnificent position. Built from local stone, the open plan design of 40+ squares offers an inviting living area whether its for 2 or 12 people.

Massive wooden beams support the vaulted timber ceiling of the living area which features a sunken lounge around a huge stone fireplace, a popular place to reflect on the day as well as air conditioning for those hotter months and under-floor heating for the chilly winter days.

Bedrooms consist of main bedroom upstairs with a queen bed, full en-suite, air conditioning and balcony with commanding views over the valley, 2 large downstairs bedrooms each have a queen bed, a king single bed and a king single trundle if needed, ceiling fans and there is also an additional small bedroom upstairs containing two single beds.

A magnificent Tasmanian Ash kitchen with W.I. pantry, double oven and breakfast bar.

Open plan living with 2 lounge areas, indoor as well as outdoor open fires, under floor heating, air conditioning, sunken TV viewing area and dining for 10 - 12 people.

Indoor spa room that opens up to the outside terrace.

Covered outdoor entertaining area consists of a hooded barbeque, seating for 10 - 12 people and outdoor fireplace for those evenings you want to sit outside and enjoy the peace and tranquilty of this magnificent property.

The High Country

The lure of the high country has a lot to do with its history, its legends, its undeniable beauty and the sheer exhiliration of just being there.

The broad choice of activities caters for all tastes and includes, but is not limited to:

THE RIVERS - Howqua, Jamieson, Delatite & Goulburn.

Fishing, swimming, rafting, kayaking & canoeing.


Fishing, boating, jet skiing, water skiing.


Skiing/snow sports on Mt Buller & Mt Stirling in winter. Horse riding, bush walking, ballooning, mountain bike riding and four wheel driving.


Tour the wineries of the Delatite & King Valleys. Visit Mansfield "Gateway to the High Country" or historic Jamieson where the Goulburn and Jamieson rivers meet.

You will discover in your travels the growing number of hotels, restaurants & cafes offering delicious a la carte fare.

Enjoyable Stay!

We had a wonderful relaxing stay - the house was in pristine condition, spacious and well equipped. The kids had a great time playing with the various board games on offer and having a go at catching yabbies in the water hole on the property. Great location for a bush walk and lovely atmosphere with both the indoor and outdoor fireplaces and Bbq area. Kids even toasted some Marshmallows. Thank you for a lovely stay !

A beautiful house in a stunning location!

Prepare to say Wow! when you arrive - it's just a beautiful place all around.

Everything we needed for the weekend was available to us. The open fire, the sunken lounge, a large dinner table, warm comfortable bedrooms rooms, lots of space, fantastic kitchen and pantry, places to walk, spectacular views, etc etc

Brilliant setting

High Country Paradise

Everything was perfect from the hugh open fire place to the professional guest greeter, Stumpy the cat. After a day of riding the GV Railtrail, Sambar Park was perfect, with its breathtaking views & glass of wine (or 2!) in front of the fire was like a little bit of heaven. Well appointed kitchen, so very easy to cater for the group & under floor heating made our stay very comfortable. Jan & Brett are readily available to assist with any queries & keep the property in pristine condition. I look forward to our next visit.

Fabulously Tranquil

From the little dirt road you travel, you would never know that this amazingly luxurious stone estate exists.

Sambar Park was definitely our city getaway, with fresh and frosty mornings that lead to sunny days for great exploration. The estate has its own river running through the property with a rope swing to plunge into the middle (if you're game enough or if it's warm enough that is). It has beautiful wildlife from kangaroos to lorikeets and rolling hills that entice you to retreat outdoors all day.

Inside the house is a cosy, warm, relaxing space with a semi-circle inbuilt lounge directly in front of a large fireplace that is open to the dinning, kitchen and reading area. Although the majority of the house is carpeted and cosy for your feet, don't worry about the slate flooring as it is HEATED and amazing when you come in from the cold to make your feet all toastie again. The bedrooms are lovely and well set out, with the beds being super comfy also.

There are all sorts of great facilities here from a double oven, dishwasher, outdoor BBQ and an indoor spa.

I promise you won't regret staying here, especially when Jan brings over a huge p[late full of homemade/freshly baked cookies!! Which I might add we demolished in the first day lol : )

So thank you very much for our fabulous stay and we can't wait to be back!

Fantastic Property and location

What an amazing house, with four families (8 adults and 3 children) the house was ideal for all ages.

We thoroughly enjoyed our stay and wouldn’t hesitate to book again.
