CONSTRUCTION, ROAD WORK
Guest(s) acknowledge that construction, and or road work activities may occur at any time at an adjacent property, a property within the neighborhood, fronting the property, within the neighborhood, or the surrounding community. Guest(s) further acknowledges that the Owner and Agent shall not be responsible for any noise or related inconvenience that may occur during occupancy. No refund or reduction in the Total Rent will be made in connection with any such matters.

NOTICE OF NEIGHBORING CONSTRUCTION:
November 10, 2023 Update: The foundation has been completed as of November 10, 2023, with the next phase of the project to be the framing of the new two-story home. We want to inform our valued guests about an ongoing construction project adjacent to and immediately next door to our Lanikai Treehouse and Lanikai Garden Studio vacation rental properties. Here are the details:

The construction project involves several phases, including the demolition of the existing home (complete), the installation of a dividing fence or wall between our properties, the construction of an inground pool (in progress), and the development of a new single-family home, (foundation poured 11/09/2023) complete with landscaping. The expected duration of this construction process is approximately one year or more. 

Additionally, the property immediately behind our Garden Studio has started a construction project to build a recreation building. We expect this build to take up to thirty days to complete from today: November 10, 2023

There is a 14' privacy screen around the entire subject construction site.

The construction process is estimated to take approximately one year to complete. 

While we aim to provide an enjoyable experience for our guests, it's essential to be aware that this neighboring construction project may lead to unforeseen inconveniences and delays. Regrettably, we cannot provide guarantees regarding the precise timeline or the extent of its impact during your stay.

Possible impacts may include, but are not limited to:

Noise Disruptions: The construction will involve noisy activities, such as power tool usage, drilling, hammering, heavy machinery operations, crew conversation, and other audible noises. These noises could disrupt your peace and tranquility during your stay.

Dust and Debris: Construction activities often generate dust and debris, potentially affecting the cleanliness and air quality in the vicinity.

We encourage you to reach out to us with any questions or concerns before finalizing your reservation. By acknowledging and accepting this notice, you confirm that you are aware of the potential impacts associated with the neighboring construction project which is to the best of our knowledge.

Please note that your acceptance of this notice shall not alter the agreed-upon price or terms of your Rental Agreement. We appreciate your understanding and look forward to hosting you in our vacation rental properties.

Ensure a trouble-free stay by staying in our licensed short-term rental. Effective April 2022, the City and County of Honolulu passed Bill 41 which has imposed strict enforcement on vacation rentals that do not possess a Nonconforming Use Certificate (NUC). Our NUC allows us to rent nightly, versus the minimum ninety (90) nights; without this certificate, the minimum rental occupancy must be ninety (90) nights or more.

Best Kept Secret
This place was perfect for us. A perfect, quiet, clean, very private, and safe home port for us as we explored the entire island. The close beach access was handy as we spent our time in the water. If you want to sun on the beach you might have to go a block or two north to other handy access points. It didn’t have a range but the hot plate worked well to heat frying pans and pots. Rick and Nini are top notch hosts. Excellent communications and tips about our stay and explorations. Would definitely try to stay here again. Dave & Joann from Michigan’s U.P.

Terrific Experience!
The Lanikai Garden Studio was well stocked, and Rick was a terrific property manager/owner. He and his wife Nini have several properties in the area, and they were available for any needs (of which we had none). Being within walking distance of Lanikai Beach was what we wanted for a 1-week stay, and it was easy to drive into Kailua for restaurants / groceries. Perfect studio for a couple getting away for a holiday! Would highly recommend and plan to return!

A Little Piece of Heaven
It was a lovely property which we felt was close to so many things. Our hosts went above and beyond helping us with things we did during our stay there. The inside of the studio was totally decorated to feel the true ambiance of Hawaii, including a Hawaii comforter. They also made excellent use of the space inside of the studio. Fully stocked with what we needed, including an ice maker. We recommend this place for a nice romantic stay. Totally deserving of five stars ⭐️ ⭐️ ⭐️ 🌟 🌟

We have been hosting a Canadian family each year since 1995 and a couple from Kennebunk, ME since 2000. We are fortunate to share our piece of paradise with each guest who comes through our doors, and we cherish the friendships and lifelong bonds we develop along the way.
