Warwick Street Cottage

Bedrooms 4
Property type cottage

About the property

This property offers so much more than you might expect.

The cottage and outdoor environment will reveal to the guest some of the early influences that prevailed in early Tasmanian history.

Built in 1890 this beautifully presented and stylish cottage has lost none of its charm.

It is conveniently located within easy walking distance of Hobart's CBD and the cosmopolitan hub of North Hobart's restaurant precinct.

From the moment you walk in you'll be amazed at how well the space has been utilized. When entering the stylish main living area you will visit a Tasmania as it may have been in the late 1890's through to the early 1900's. Memorabilia will trigger thoughts of life in early Australia as well as of antipodean shores that may have been left behind. An anachronistic state-of-the-art , wall-mounted, flat-screen tv can be peeled out from the wall for those who would like to savor a glimpse of contemporary life. A cosy three-speed fan wood heater adds comfort and atmosphere complimenting the existing heating. Fire wood is always at hand. The Owner may be able to prepare sticks in advance by request but usually this is a task undertaken by the guests.

There are two bedrooms off this living area, both with queen beds.

In line with the quirky nature of this cottage, you need to open what appears to be a pantry door to find the hidden main bedroom. This bedroom is spacious and decorated in turn-of-the-century green palettes . It is kept toasty warm by a wall mounted panel heater. A sliding door leads into yet another secret room - a small room which can be used to set up a single bed or cot.

There are welcoming polished floors throughout the cottage. Walk through to the modern, well appointed kitchen with ample cupboard space including pantry, gas hot plates, electric fan forced oven, range hood, microwave and fridge. There are possibly some French influences here. A huge canvas on the wall showing a bicycle amidst some red Chinese writing suggests some other early Tasmanian cultural influences are at also. A solid timber farmhouse style dining setting with seating for six guests beckons, challenging the culinary expertise of diners.

Head from the kitchen to the refurbished bathroom/laundry complete with floor and wall tiles, small in-bath spa bath and a front loading washer/dryer. All reasonably modern and belying the chronological age and true history of the cottage.

Step out from the kitchen through the bi-fold doors into the delightful backyard which really sets this cottage apart.. The timber deck and tranquil Asian-style Zen garden complete with stands of bamboo, water feature, BBQ and outdoor setting provide a peaceful ambiance for outdoor entertaining and relaxation. A bamboo bar and high backed stools invite naughtiness from those who like to live one day at a time.

The two-storey studio at the rear of the yard is it's own little Utopia for those in search of some privacy or down time. A narrow timber staircase leads to a quaint bedroom on the top level oozing charm and intimacy and furnished with a queen bed. The downstairs living area is surrounded by glass with sliding doors opening onto two sides. It is equipped with a tv and futon which converts from a comfy couch by day to a bed on standby for overflow guests if required.

There is a tiny bathroom/toilet in the studio on the bottom level with an endless hot water supply.

The studio is available to all guests in the group and is never let independently of the booking party.

Great location but needs a little love

  • 3 of 5

This is a lovely little house with such potential. Location is great. We indicated we needed a few more wine glasses and new ones were quickly delivered - thanks Chris. Bathroom (especially the shower) and kitchen need an upgrade. Would definitely return when that happens.

Owner's Response: The owner contacted the guest concerned about the above review. The guest apologised for sounding too negative clarifying that the upgrade required in the bathroom was a loose shower head which has subsequently been tightened. Apparently water dripped into the kitchen after a heavy rain. The owner will locate the source and rectify this.

Great location, good for large groups.

  • 3 of 5

The location was excellent, within easy walking distance to North Hobart and Salamanca. The facilities are a bit dated, the photo's and description give a better impression than the reality. This accomodation is let down by the finer details - towels, tea/coffee, milk, BBQ etc. Overpriced for 4 but probably good value for a large family or large group.

Comfortable and clean cottage.

  • 4 of 5

We only had one night here. The owner was very helpful and friendly as we booked late. Easy excess and close enough to walk to the shops. Straight down the road onto the main road to take you in or out of town.

It was 30 degrees when we arrived and it was just great to open the big doors to the courtyard and have a cup of tea in the cool. I believe it would be a lovely warm cosy place in the winter. Very quiet and we both got a good night sleep. We will stay here again given the opportunity. Very nice. Thank you.

Great stay

  • 5 of 5

Sent my wife and 6 girl friends here for a night out for her birthday. They had a fantastic night, they loved te place. The manager was a great help, even though he was overseas, texting back with info very quick. Only complaint was the beds were a bit uncomfortable. Would recommend staying here.

Awesome Location

  • 5 of 5

A great house in a great location - walking distance to CBD, Woolworths down the road, Salamanca 15min walk away. We were 3 adults and 4 x children 6 and under. When the owner discovered there was a baby, the portacot and high chair were provided, but it was the little things they included - a potty (not needed), baby spoons, and a single bed set up on the ground floor of the granny flat as the bedroom upstairs would have been too dangerous for a child to climb. Condiments were provided - vegemite, flour, oil etc which was so great. A coffee machine was there (SO GREAT!). A washer/dryer that we used every day. The only criticism I would have, though it didn't affect us, is that this "hideaway bedroom" is not a bedroom - it is a walk in wardrobe, where the globe had blown (so too dark to even use as a storage area). I was planning on setting up the portacot in there, but there was NO WAY I would let a child sleep in there - it is a cupboard, so the cot was just set up next to my bed which was fine. The water pressure in the shower was not that great, but it was sufficient enough to get myself clean, so no dramas. The place was easy to find and easy to access (I hope the code is changed every stay). I was a little worried that there were no locks on the front bedroom and loungeroom windows - only a wooden stick to wedge in the slide part of the sliding window when closed - so you couldn't leave it open in case someone breaks in (easy to break in if the stick isn't in place) - so it was permanently shut for the safety of my children when they slept in there.

I still rate it 5 stars because it was reasonably priced for its location and the little courtyard area was great for the kids.

Great place!

Lovely cottage

  • 4 of 5

We loved the location and the set up of the cottage, had everything we needed for our week long stay, Great communication. Only down was the need for a new couch in lounge as current one not very comfy. Full of character and the amount of tourist brochures also very helpful. Would stay again.

Owner's Response: Thanks for the feedback Jane. I'm glad you found things to your liking and enjoyed your stay. As for the couch, it is not old but nevertheless due for replacement shortly with something more in character with the rest of the house, with a tad more comfort and preferably with a fold up pull out bed for guest overflow.
