EXCLUSIVE use of 5 bedroom holiday house.

This lovely guest house has spacious living areas and can ACCOMMODATES 18 GUESTS in 3 self contained separate dwellings .

The UPPER LEVEL HOUSE accommodates 8 guests. It has 3 bedrooms and a daybed in the sunroom, the main kitchen and a spa bath in the main bathroom. The washing machine can be found at the back door with a second clothes line on the back deck. On the upper level spacious rear deck you will find the BBQ, outdoor lounge, table and chairs. The deck is partially covered for all weather type alfresco living. Gas bottles are supplied.

The ground level has the TWO BEDROOM UNIT with its own kitchenette and full bathroom. There is a washing machine in this bathroom. The bunk room sleeps 5 in a trilogy (double with single on top) and single bunks (single bed with another single bed on top) and the (curtained from lounge) second bed room has a queen bed sleeping another two guests.

Also on the ground level is the STUDIO sleeping another 3 guests. It has basic cooking facilities with a bar fridge, microwave, jug, toaster, crockery and utensils. It adjoins the main laundry having a large 10kg washing machine, dryer and large LAUNDRY sink and another shower and toilet.

There are ocean glimpses (lol) through the trees from the upper level. (Especially on a windy day, the view would have been spectacular before the trees grew so big and tall) The LARGE BACK YARD has vehicle access via the lockable side gate with a large flat area, heaps of room to park your boat or mobile home or set up tents for the kids or have a game of cricket or soccer of set up the garden furniture for an outdoor banquet. There is a large side gate for access.

Stroll 400m to the end of the street to bump into the Bay. (where the Clyde river meets the sea). Here you will see yachts moored and pelicans sitting on the street lights. Turn left and you are on a 10 minute 4 km picturesque walk along the esplanade that takes you past the yachts to the restaurants, cafe's, bars, pubs, clubs, cinema and shopping etc at the heart of the Bay.

Turning right at the end of Pacific street is Beach road which is the main road to take you to all the beautiful surf beaches. Beach towels and boogie boards are supplied at this property for your use.

WALKING DISTANCE TO all the Bay has to offer. ie

Cafe, Taverns, Clubs and Pubs, Restaurants, bakeries, cinema and gyms and massage practitioners. Department stores

newsagents, gift and book stores.

Banks, service stations, Bunnings, Aldi, Coles and Woolworths, chemists. boutique shops and shopping malls, op shops.

boat ramps, bay beaches and fishing spots.

RSL Soldiers Club and Catalina Golf club and golf coarse.

Birdland, Library, tourist information centre, indoor/outdoor sports centre, public pool, pitch and putt course. and much more,

Mogo is a short 10 min drive away and has arts, crafts, gift, eateries and produce shops and the Mogo Zoo. Moruya is 1/2hr drive away heading south. Ulladulla is an hr drive north.

PARTIES are STRICTLY prohibited. The price charged is for domestic use only and not commercial. Residential quiet time is 10pm. This is a friendly and peaceful neighbourhood and likeminded guests are most welcome for holiday use. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this may result is loss of bond.

The BED CONFIGURATION is

House Master - queen bed.

House Bedroom 2 - double and a single with a trundle beds. A travel cot is stored in the wardrobe.

House Bedroom 3 - queen bed

House Sunroom - single day bed

Unit bunk room - trilogy bunk and single bunk

Unit master - queen bed

Studio - double bed and single bed.

All LINEN is supplied with comfortable beds made up ready for your arrival. Fresh clean bath and beach towels are supplied

Ample FREE PARKING. you has a lot of choice, you can park in the tandem lock up garage or in the double drive way or on the grass in front of the house or curb side in front of the house or in the street or in the car park next door. In the garage you will find boogy boards, googles, snorkels and flippers that you may borrow and return respectfully for your enjoyment.

Why Janine chose Batemans Bay

Having holidayed at Batemans Bay from early childhood with my family swimming and exploring the many beaches it was such a dream come true to buy in this beautiful coastal town. I love the spaciousness of this house. I enjoy how close and central it is to everything in Batemans bay.

What makes this house unique

Stay in the heart of Batemans Bay with the extended family and friends. full capacity is 18 guests. She is a big beautiful old home built in 1962 the same year as me! I love her tall ceilings with their hand made from horses hair moulded cornice. I love to have my coffee on the sunny back deck just after the sun comes up and watch the birds playing in my garden.

Excellent place on the Bay

We had a wonderful stay at J9s on the Bay.

This house catered for 21 of us, using all of the house and units attached.

Plenty of everything and a very handy location. I highly recommend this beautiful "home away from home"!

Great location, ideal for family or friends groups

The accommodation was ideal for our group of seven. The accommodation can actually sleep 20 and is divided into three areas which can be booked separately or, as we did, fully booked by us.

We certainly enjoyed the open living space. There is one bathroom upstairs but with access to the whole space we had two additional toilets and showers available. Upstairs is a large kitchen/dining area lots of cutlery, crockery and supplies were onsite. We had three cars which were easily catered for on the property. It was an easy walk to the shops and beach - about 20 minutes. The large fridge and dishwasher were handy. Linen, towels and toiletries were supplied. Lovely location beside the hospital in Batemans Bay - easy drive to everywhere and the Batehaven Markets were on so also fun.

Stay at J9s - Jan 17

We thoroughly enjoyed our stay at Batemans Bay. The house is very central and convenient to shops and to head either north or south down the coast.

It is a large house with a variety of sleeping arrangements and all the utensils and linen required. Great deck and BBQ, games for the kids including cards and table tennis, so everything needed.

J9s is not a modern/luxury house or the cleanest but for such a large group had everything required including 3 bathrooms and 2 washing machines. Also, keep in mind with a large group the rubbish bins are small and if they are already full when you get there you will need to manage this.

A great time overall and very appropriately priced with all the inclusions.

Perfect for larger groups

We had a group of 15 family members, this property fitted us all very easily with room to move. Seperate apartments allowed us to have our own space when required. Janine was very easy to contact if we had problems and went out of her way to ensure our holiday was special. The kids loved collecting fresh eggs from the chook pen daily, while the adults enjoyed sitting on the deck soaking up the sun while catching up. The house was clean and tidy, and felt very homely.

Ministry weekend away

We went in a big group for the weekend. It was spacious and clean. We didn't need to bother with towels or linen and Janine was great with seeing to our requests.

We loved it and even booked another week there for the holidays.

A happy mix of seaside village and cosmopolitan town, Batemans Bay has an easy and relaxed charm that reminds us life is to be enjoyed. Surrounded by forests and waterways, the town unfolds along the banks of the Clyde River, forming a gateway to the Eurobodalla region beyond.

Few places offer as many unspoilt landscapes so close to a town centre. The Clyde is one of the cleanest estuaries on Australia’s east coast. A short walk from the town’s cafe strip and across the bridge will have you on its sandy northern beaches - ideal for swimming, fishing or picnicking.

National parks and marine sanctuaries, secluded headlands and rock pools, sandy creeks and riverbanks, and bay and ocean beaches are all within minutes of the town centre.

To the north of the town, the beaches at Surfside, Long Beach and Maloneys Beach offer protected waters ideal for families, relaxed walks, and picnics with local Eastern Grey Kangaroo’s. Cullendulla Creek, a hidden marine sanctuary flanked by a raised mangrove boardwalk, is particularly striking - with crystal clear swimming and expansive sand flats to lose yourself in.

Heading South of Batemans Bay, the coastal road takes you past views of Snapper Island, and onto the series of headlands, beaches and bays winding down to the Moruya River. While many of these, such as McKenzie’s Beach, reveal themselves spectacularly from the road, many more are hidden. Exploring the numerous coastal turnoffs is immensely rewarding, with the remarkable Guerrilla Bay and spectacular Rosedale Beach, just two of many hidden gems to be discovered.

This diverse and unspoilt environment is reflected in the quality of the local food, with the region blossoming as a centre for sustainable agriculture and distinctive regional produce. Clyde River oysters are widely regarded as Australia’s finest, and fresh local seafood is easy to find in shops and on menus. Dining options range from formal to relaxed, from innovative modern cuisine to old-school beachside takeaways.

While it’s hard to ignore the pull of the natural environment, Batemans Bay offers diverse and eclectic art, cultural and shopping experiences. This is best discovered by taking an unhurried wander. Modern shopping precincts, hidden malls, specialty stores, small galleries and bespoke boutiques make for interesting and unexpected discoveries.

Locals will tell you this combination of modern amenity and natural living lets Batemans Bay offer the best of both worlds.
