The Space

The property is located in the boutique rural town of Bangalow, overlooking the heart of the Byron Bay hinterlands.

As you enter through the private tree lined driveway, you will instantly feel a sense of calm and well-being.

This contemporary styled property is ideal for families, couples or a group of friends, accommodating up to 10 guests comfortably. The master bedroom with king bed & en-suite opens out to a private deck. The 2nd , 3rd 4th and 5th bedroom consist of king beds which can be configured as king single beds on request.

Please note the 5th bedroom is accessed through the 4th bedroom.

Guest Access

The sleek white modern kitchen with Caesar Stone breakfast bar is well equipped with the best of european appliances. The large open plan living room overlooks the stunning tropical gardens, swimming pool and cabana area. The 12 seater dining room opens out to the large undercover deck with BBQ & outdoor lounge, making the perfect space for entertaining.

Downstairs comprises a large living / media entertainment room with 50" sony smart TV, surround sound system TV, WiFi . plus 4th and 5th bedrooms

This property has neighbors and as such , we need to enforce a very strict policy of noise and disturbances as per City of Byron Bay by-laws all

loud noise or music must cease no later than 10pm This will be enforced And and neighbour disturbance or complaint will be taken very seriously.

Parties and Functions loud noise and unruly behavior are strictly prohibited. and may result in eviction and loss of bond.

Car must park in driveway and not the street .

Pool Use between the hours of 8AM to 10PM

The Neighborhood

Bangalow is one of the north coast's gems: a lovely village of nineteenth-century buildings gathered around the sports and show ground. With Nimbin to the west and Byron Bay to the east, Bangalow is in the centre of the counter culture. There are a numbers of fabulous venues to dine very close to the property in the village of Bangalow. It might be worth noting, all the restaurants use only local produce.

Getting around

The township of Bangalow is only 10 minute walk, otherwise there is a bus stop located at the end of the street. There is ample private transport for local and regional excursions.

Other Things to Note

A copy of your credit card & drivers licence will be taken upon arrival and you will be required to sign a credit card authority for any incidentals or breakages that may occur during your stay.

For international guests a copy of your passport will be required

Pets WE LOVE THEM ! however are not suitable for this property due to noise restrictions

Any extra linen or cleaning required during your stay can be arrange through us.

Property Terms and Conditions

Please note all house rules are governed by the "Holiday Rental Code of Conduct NSW"

The City of Byron Bay have very strict rules about noise levels between the hours of 10pm and 7am

To maintain a good standard for our guests we require certain conditions to be complied with. We appreciate most will respect our property but the occasional abuse requires that we state the following conditions:

•Damage, Breakages, Theft and Loss are the tenants responsibility during their stay.

•Number of Guests should not exceed the number stated on the Confirmation Notice or subsequently agreed in writing or email. Fees will apply for excess guests not agreed with the owners in advance.



•Parties and Functions are strictly prohibited. The price charged is for domestic use only and not commercial. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this may result in loss of your bond and/or additional payments.

•Departure - the property should be left in a similar state to its condition on arrival. Check-out time is 10.00am Dishes should be cleaned and rubbish removed. The tenant is obliged to take care of the flat and look after it and is obliged to keep the accommodation in the same condition as found on arrival. Furthermore, the tenant is obliged to compensate for any damage or loss occurring in the accommodation due to his own fault or the fault of accompanying persons. To avoid additional cleaning charges dishes should be cleaned properly including grease build up and burns on pans. Excess food & rubbish should be disposed of. A replacement fee will be charged for towels stained by hair dyes, bleaches, tanning & make up and greasy burnt saucepans. Finger prints and food spillages caused by infants must be cleaned also. Please note that there is no need to clean bed linen or towels as these will be professionally laundered. Keys may be left in the apartment or returned personally, by arrangement.

•Disturbance to our neighbors, including excessive noise, is prohibited and may result in termination of rental and loss of bond.

•Loss - the owners take no responsibility for the tenant’s personal property.

•No smoking is allowed in the building

It is a condition of acceptance of this booking that you contact our property manager at least 1 hour before arrival to property for check in .

Parties / noise levels - Although very secluded the property does have residential neighbors, therefore please be aware of this after 10 pm to keep the noise levels to a minimun.

Number of guest must be confirmed prior to arrival.

Any extra linen or cleaning required during your stay can be arranged through us.


• In the case of any problem or complaint, you must inform Management at the earliest opportunity

so Management has the chance to rectify the situation as quickly and efficiently as possible. You

must allow repair/service access to the property during reasonable hours.

• Any complaint, which cannot be resolved locally, must be notified in writing to Management prior

to departure from the Property.

• Failure to follow this procedure this may hinder the ability of Management to rectify the problem

or complaint and reduce or extinguish any claim you may have.

We recommend all guests purchase travel insurance since Management are not responsible for any

injuries, illness or accidents that may occur whilst staying at our property.
