"EXCELSIOR" is a luxury 5 star apartment located on the first floor of OSPREY BOUTIQUE APARTMENTS, corner of Bluff Road and Arranmore Ave, Black Rock.

Excelsior is an exclusive new apartment with all modern luxuries and decor with soft toning, providing a feel of luxury and relaxation. " FREE WIFI" - "FREE STREET PARKING" . If you require undercover parking there is a daily charge of $20.00/day. The undercover parking must be requested at the time of booking and paid in full.

Two bedrooms, Master bedroom with Queen and en- suite, the second bedroom with two singles ( both bedrooms have built in robes). Fold out Sofa bed (double) for two extra guest available if required. Main bathroom, European laundry and a beautiful modern kitchen.The apartment is exclusively appointed with our usual hospitality. Also please note that the only bedrooms made available in the accommodation are as per your booking request including extra facilities that are relevant to the use by the guests.

The Apartment is located on the corner of Bluff Road and Arranmore Ave, located within walking distance to beautiful Half Moon Bay beach where the HMAS Cerberus Shipwreck has been sunk for local snorkeling and swimming.

Before descending to the beach, take a walk along the cliff tops with panoramic views of Half Moon Bay, the HMAS Cerberus and the City skyline.

It is a 5 minute walk to the Beach, Cafe, shops and the hustle bustle of the Black Rock village.


We offer a 2015 Hyundai IX35 AWD for rental at a daily rate of $79.00 with free under cover secure parking which normally will cost you $20/day if you wish to use it for your own car or rental.

If you wish to hire the car please let us know at the time of your booking. It is only available for minimum stay period or full stay period. Basically you will need to arrange your own transport from the airport to the property on the day of arrival and we will make the car available for you the next day. Happy to provide you with photos of the car prior to booking.


We have structured our rates so they are affordable and offer great value all year round.

Rates range between $110.00/ night to $145.00/night.This price is based on stay for TWO ADULTS ONLY . Any extra person is charged $25.00 /night. Infant using porta cot is free.

Please inquire about our Family and long stay discounts for stay over 21 days. ( only apply to standard rates not discounted rates).

As a welcome gesture we provide you a goodies basket with assorted tea, coffee, nibbles, and milk

For the cook of family most of the tools are made available to assist in preparing the culinary delight including herb, spices, extra virgin olive oil and balsamic vinegar.

We ensure that your stay with us is as enjoyable as can be and it would be appreciated that you let us know if there is anything else we can do to make it even better

Excelsior by the Bay provides a fully equipped well appointed modern kitchen. An electric barbecue is also provided to enjoy the balcony outdoor area.

If you have forgotten to bring any essentials, there are three major shops to visit in the Black Rock Village. Thomas Dux the grocers for something special, IGA for the everyday and the Black Rock Convenience Store for prices that can only be seen to be believed.

If the family chef is also on holidays the choice of restaurants on Bluff Road in either direction are bountiful. To the apartments right you, after Love Street on the left, will find 2 x Thai Restaurants, Pizza and The Chives cafe. Still on the right but a little closer is Harndorf's Fine Chocolates Cafe at 81 Bluff Road. On the Apartments left, only 500 meters down Bluff Road is the Black Rock Village which provides an Italian Restaurant, Thai/Japanese, Mexican, Pizza and the True South Brewery. Just to list a few.

When booking, please advise if you require the use of the porta cot, high chair or baby bath as all items can be prepared for your arrival.


Excelsior by the bay is close to Sandringham Golf Links and Royal Melbourne Golf Club on Cheltenham Road. Both are within a 30min walk. Victoria and Cheltenham Golf Clubs are located on Park Road in Cheltenham which is a 10 min car ride away.

FG Tricks Reserve, with playground, 500 meters up Bluff Road (just opposite the shops on the corner of Love Street) is great for picnics. On the far side of the reserve, located at 8 Fern Street, is the Black Rock Bowling and Tennis Club.

Tjilatjirrin Reserve, meaning "To Play Together" is located on Tulip Street. Cricket training nets are available for use and the reserve frequently hosts Cricket and Baseball games. The Sandringham Family Leisure Center is located further along at 150 Tulip Street. The walk will take you less than 1 hour but the reward is a choice between the pool, gym and the King Club Cafe.

For nature lovers there is the Sandringham Heathland Walk which requires 50 minutes, including the Indigenous Resource Garden. The distance is 2.8 kilometres with moderate to hard difficulty and requires walking along tracks and over logs. This commences and ends at the corner of Tjilatjirrin Reserve.

On the opposite side of Bluff Road, the bus stop will enable you to take a quick trip to the Sandringham Train Station. The train stops at all stations to the city within 30min or feel free to investigate the nearby boutique shops at Hampton, Brighton, Gardenvale, Prahran and Richmond.

Continue down Sea-view Crescent or Arkaringa Crescent to Beach Road. Turn right and you will see a sign for the Black Rock Yacht Club on your left. A short walk down the drive will provide you with a view of the boat ramp and the yacht club car park. The Black Rock Yacht Club has a beautiful view from the restaurant or take a seat at the bar and watch the world go by.

This apartment is ideally located in a seaside village with all amenities. Great restaurants cafes and shops. Very convenient to the bus which got us easily to airport train or shopping centres. The apartment was exceptional, clean and well appointed. Self check-in was easy and management could not be more helpful. We will be back for sure!!

Fantastic Apartment!

Beautiful Place and Excellent Location!

The apartment is way above our expectation - the cleaniness, decor, free wifi, complimentary items. The location is wonderful, just a few minutes walk to cafes and beach, and a short drive from Melbourne City. Driving to Mornington Penisula is also a breeze. Excellent place!

It is a great be able to get a consistent standard of quality on every visit.We have visited this property 3 times and every time it feels like home.

It is beautifully appointed and the location is perfect. The best part is the hospitality the owner offer and their attention to detail

This time we only had an overnight stay and we were accommodated without a problem when their is a minimum booking requirement.
