It has a beach, park, lake, shopping village and transport right at its doorstep. It’s self contained, sunny, stylish and all yours for a special short or long staycation.

The apartment is a heritage listed Art Deco classic with original period lights, fireplaces, lead light, cornice and timbers which has been decorated with a collection of period furniture and original artworks.

The three bedroom apartment easily sleeps five. It provides a stylish 'home away from home' for the short stay visitor or the seasoned traveler looking for something special.

The sunny, front two storey apartment has a garden outlook and is one of three in a unique block built in the mid 1930s.

With its own entrance, this fully self- contained apartment is more like a small, two storey house.

Downstairs is an entrance hall, sunny living room with flat screen TV and surround sound system, a separate dining room that comfortably seats six and a well equipped kitchen that offers complimentary Nespresso, teas and all the basics for a quick snack or in-house meal.

Upstairs is a large north facing main bedroom with stunning double leadlight doors opening on to a Romeo and Juliet balcony with city skyline views.

Number 1, Florence Court is located in Middle Park, a premier Melbourne suburb often referred to as 'Melbourne’s Riviera'. Only one mile long and half a mile wide, Middle Park is bordered by Melbourne’s famous tourist destinations of St.Kilda at one end and the historical Albert Park at the other.

Middle Park is located less than 4 kilometers from the city on Port Phillip Bay and lies between Middle Park beach and Albert Park with its scenic Albert Park Lake. Albert Park is Melbourne’s leading sport and recreational park and is the home of the Australian Formula 1 Grand Prix held each year in March.

The apartment is conveniently located right in the heart of Middle Park less than 100 metres from the Middle Park Shopping Village with its friendly, village vibe. The shopping village has a different cafe or restaurant for every day of the week. The Middle Park Village includes the historic Middle Park Hotel, a supermarket, gourmet food store, designer clothing boutiques, hairdressers, homeware stores, a newsagent, post office, laundry, dry cleaner, pharmacy, doctor and a gymnasium.

For gourmet foods and bargain shopping South Melbourne Market and the regular weekend Farmers Markets are only minutes away. Hello, my name is Gary. I live in Middle Park, Melbourne which is arguable Melbourne's best inner city bayside suburb.

In 2014 my wife and I bought Florence Court in Nimmo Street, Middle Park, a heritage listed, mid 30's Art Deco apartment block where offer the front two, two story, self contained, three bedroom apartments (Sleeps 5 to 7) for short stay accommodation.

I now operate 5 short stay properties in Middle Park and Albert Park including another great Art Deco apartment with two bedrooms and stunning city and beach views located on the corner of Nimmo and Danks Street, Middle Park (Sleeps 6). Also two, outstanding three bedroom fully renovated houses with private courtyards in Neville Street, Middle Park (Sleeps 7) and Montague Street, Albert Park. (Sleeps 8).

I am an unashamed ambassador for the area where I have lived for over 25 years.

I operate a beach side holiday let apartment with stunning sea views in Torquay (Sleeps 8). Torquay is just over an hours drive from Melbourne. It is Victoria's surf capital and the gateway to the famous Great Ocean Road where I escape on weekends especially over summer.

I am married with two university age children. I have a Nova Scotia Toller dog Hudson and welcome pets at all properties.

I have enjoyed short stay hospitality in England, France, Italy, Spain, Bulgaria, Croatia, Turkey, Netherlands, Denmark, Sweden and the United States and wish to share that same pleasure with my guests.

I am the self employed owner of Gold Medal Marketing a Marketing Consultancy and honorary board member of the Australian Patients Association. I attend the local gym, cycle with friends and watch St. Kilda, an Australian Rules Football Club as a long standing club member in winter.

Given a spare moment I will catch a movie, show or gallery or believing that you should “be a tourist in your own town” get to something interesting either near or far.

Fantastic property,great location

Florence Court was in an outstanding location, minutes walk from Tram line, Beach, Great local shopping. Jo and Gary were great hosts, the house was clean and comfortable, the beds were superb! Best pet friendly accommodation we have stayed in!

My sister, cousin and I had the most delightful four days at Aviary Walk in Middle Park. Our host, Gary was wonderfully accommodating, the house itself exceeded our expectations and the location was ideal. The house was nicely appointed, well maintained, warm and very clean. We certainly will return when we need to visit Melbourne again. I highly recommend this lovely little house and our host.

Lovely flat in a great location

This delightful Art Deco flat in Middle Park was the ideal base for a week in Melbourne with family. It's a beautiful property, and the period furniture adds a stylish touch. The holiday house basics are all covered, with a well-stocked kitchen, a modern bathroom and all the entertainment options you'd be looking for. Gary and Jo were really lovely hosts, with some welcome gifts and lots of suggestions on things to do and places to eat. We found Middle Park an excellent suburb to stay in, particularly as we were travelling with young children. It's a short tram to both the city and St Kilda, and there's plenty of nice walks along the bay or in local parks. The nearby shops are small but have everything you need, from a supermarket to great coffee and and excellent selection of takeaway restaurants.

The nearby shopping village has a different café or restaurant for every day of the week. Join the locals and sit in the sun enjoying a latte, glass of wine or beer at the famous Middle Park Hotel.

Prior to your arrival I will send you a web link to a free App called Roamlocal. It shares my recommendations of the many great local places to eat and drink. The Roamlocal App provides details of the best local eateries, their delicious delights and some exclusive special offers that I have arranged for your enjoyment. With Roamlocal you'll feel and be treated just like a local.

The village has most things that you will need during your visit. There is a grocery store, gourmet delicatessen, pharmacy, post office and fashion boutiques. It even has a great small gym called Sweat where I can arrange discounted casual sessions or a personal trainer.


No trip to Middle Park is complete without a walk, jog, run or cycle along Beaconsfield Parade. Go barefoot on the Middle Park Beach sand or take a dip. Walk out on any of the piers to admire the bay and cityscape views. If you are feeling fit stop at the Exercise Station at Armstrong Street and do some pushups. You may be inspired to join the bike riders.


A walk around Albert Park Lake is a must. The swans and ducks swim by and the views of the Melbourne’s skyline are brilliant. Do exercises at the many stations along the way and walk down Pit Straight used by the Australian Formula One Grand Prix annually in March. Climb the tower at The Point for a spectacular view, hire a boat or stop for a coffee lakeside at the Carousel and watch the yachts sail by. On the way you will usually see all sorts of sports being played.


Middle Park has some of the best examples of heritage protected Victorian and Edwardian architecture in Melbourne. The quiet, low rise, tree lined street are special. Walk anywhere and you will see why this is one of Melbourne’s most beautiful and treasured suburbs. If you wander down the many laneways you will see some amazing additions behind.



A visit to St.Kilda Pier is a must. In summer on Saturday mornings you can do yoga with Gina at West Beach Café or try kite or stand up paddle boarding. Walk through Catani Gardens on the foreshore and visit Fitzroy Street for a bite or drink. Stop at the kiosk and admire the fantastic view. If you get there at dusk you may even see some Fairy penguins returning home to feed their young amongst the rocks. On weekends you can catch a ferry across the bay to Williamstown for lunch. Walk along busy St. Kilda beach where you can go for a swim or watch the beach volley ball. On the Upper Esplanade is a great sticky carpet pub, The Esplanade, famous for live music and the St. Kilda Arts Markets each Sunday.



Cycling is very popular in Middle Park. There are many dedicated safe bike paths to get to almost anywhere in Melbourne. Start out along Beaconsfield Parade or do Albert Park Lake. Free bikes and helmets are available on request. If you are a cyclist a road bike is available to do the famous ‘Beach Road Ride’ to the clock tower or if serious join the ‘Hell Riders’.



Walk through Mr Moon’s famous giant mouth and you enter a century old amusement park full of carnival flair and historic rides for people of all ages and a must for kids. The Scenic Railway has one of the best and scariest views in Melbourne. Then walk to busy and bustling Acland Street for one of its famous cake stores, an ice cream or wine bar.



The Melbourne Sports and Aquatic Centre (MSAC) is Melbourne’s premier sport and recreational complex. There are 6 pools including an indoor and outdoor Olympic pool, a 25 metre lap pool, fun wave pool, childrens’ play pool, water slide and a relaxing hot pool to finish off. You can also play squash, table tennis, badminton or shoot some hoops.



If golf is your go walk across Canterbury Road to the Albert Park Driving Range, hire some clubs and hit a bucket of balls. Feeling inspired then walk further round the lake for a round of golf at the championship Par 72 Albert Park Golf Course.


For children, across the road and under the bridge opposite the Middle Park Hotel you can enter Albert Park. Continue past the tennis courts and you will discover the most amazing wooden adventure playground constructed by the community. Grab a coffee from Mart at the Middle Park station and watch the children playing happily.
