About the property


Luxurious near new house with 12m resort-style pool. 8 mins to beaches and 30/40min drive to Manly/City. Magnificent ocean views. We would love to welcome you as a guest. The property has a self contained cottage approx 50 meters from the main house. The cottage has its own kitchen, bathroom and living area with TV and can accommodate up to 5 adults and two children.

We are situated atop an escarpment, overlooking the ocean with spectacular ocean views from most rooms. The surrounding area is quiet, secluded and semi-rural. The location is truly unbelievable and only minutes from everything that the northern beaches of Sydney has to offer. It is without the hustle and bustle of staying in the city itself with central Sydney only 40 minutes away by car or 45 minutes by bus.

4 bdrms in main house plus 2 bdrms in detached cottage for additional guests. Sleeps 17 adults (not including children with additional bedding).

The ground floor is split level and includes open plan kitchen, living and dining/entertainment area plus laundry and one large bedroom with ensuite at entrance level. The entertainment area has sliding doors to separate the areas if you wish. This floor opens up to an outdoor bbq/entertainment area and also a patio. It has European appliances, Ceasarstone benches and a butlers pantry.

The upper floor has three bedrooms. One is a spacious Master/King bedroom with balcony and ocean views. It has its own ensuite bathroom with a luxurious bath and separate shower that includes rainfall-style ceiling shower head that will give you the most invigorating shower you have ever had.

The bed configuration for up to 17 adults is as follows: (N.B There is floor space in the most of the bedrooms for younger children on additional bedding):

All bedrooms in the house include central heating / air-conditioning. The cottage bedrooms have ceiling fans and heaters. Fresh bed linen, bath towels, shampoo, body wash, hand wash and hair dryer are provided for your comfort. Wifi broadband is accessible throughout the home and the cottage. Netflix is available on both TVs.

The kitchen and dining/entertainment rooms are freely available. We just ask that you keep everything tidy and clean. Help yourself to cereals, juice, tea and the nespresso coffee machine. Feel free to enjoy water views whilst dining or relaxing in the dining/entertainment room. Alternatively, if the weather is good, you might want to enjoy the pool or use the barbeque facilities.

The washing machine, dryer and clothes line are available for your use; and you can use the fridges to store food products you may have purchased from the nearby shops. A second fridge is in the laundry.

Although we can’t allow smoking inside, you are very welcome to do so outside provided buts are disposed of appropriately.


We love our locality which is called the Northern Beaches running from Manly in the south to Palm Beach in the north. Its many magnificent sandy beaches are more accessible and less frequented than other beaches in Sydney. The Northern Beaches is separated from greater Sydney by waterways and native bush areas making it a special enclave accessible by road at only three points. The house is located in a quiet and peaceful semi-rural part of the Northern Beaches but with easy access to what greater Sydney has to offer.

Transport is readily accessible from our home:

• The nearest bus stop, at Mona Vale is a 10 minute taxi.

• The nearest ferry wharf, Manly, is less than 30 minutes by car or 40mins by bus. The Manly Ferry to the city is a trip that should not be missed in any visit to Sydney.

• Taxis can be booked by phone/online.

• The domestic and international airports are 50 minutes by car or taxi.


Coming from the north on the Pacific Highway/A1:

Left into Mona Vale Rd/A3 (at Pymble/Gordon)

After approx 20 mins:

Left off Mona Vale Rd into Lane Cove Road just after the Bahai Temple.

First right after 500m into Ingleside Road

Then first left after 150m into Boronia Rd

First right after 150m into Laurel Rd West.

We are on the left (lower) side about 700m down Laurel Rd West.

From the coast (Mona Vale) same directions but first right into Lane Cove Road at the first set of lights at top of escarpment.

The top drawer below the lefthand kitchen sink is for composting scraps. The bottom drawer is for general waste.

Food scraps (except meat) can be placed in one of the black compost bins otherwise in general waste bin. These can be seen from the kitchen door (20 metres away). Our gardens appreciate this.

Please separate recyclable material wherever possible. Bins are outside the kitchen door.

- Blue lid: Clean paper.

- Yellow lid: Clean cans, bottles and plastics.

- Red lid: General waste.

Please place bins up on the roadside at top of drive - pointed as directed on the lids. Bins to be placed on roadside Wednesday evenings (collection early on Thursdays). General waste (red bin) is every week. Yellow and blue bins are alternate weeks - to be advised for each stay.

Washing Machine:

Washing detergent is in the cupboard opposite the machine - add half a scoop to the detergent drawer at the top left of the machine in the middle compartment.

To start machine turn large round selector knob to desired setting. The factory settings will light up to the right of the knob. These settings can be adjusted by pressing the up and down arrows. On the top right hand corner is the timer, it is recommended that the wash-time be adjusted down to 1 hour 15 minutes (the factory default is 2 hours 40 minutes). Next - press the start button. N.B. Once started the cycle cannot be interrupted.


We are not on town water and instead rely on rainwater from the roof to fill our tanks. While we do have plenty at the moment, we kindly ask that you do not waste it. The water is filtered and perfect for drinking. We trust you will enjoy the natural taste - unaffected by sanitation chemicals or treatment.

TV, Foxtel PayTV & Blueray/DVD player:

The guide to the remotes is on the cabinet below the TV.

Netflix is available for your enjoyment.

Nespresso machine:

Provided for your enjoyment. Please ensure water container is full before switching on. Compatible capsules are available at the major supermarkets (except Aldi).


1. Turn gas bottle on.

2. Ignite bbq by turning second burner (second from left) to high and then pressing ignition button until ignited.

3. The adjacent burners will cross-ignite when each is turned on.

4. When finished using please scrape clean and wipe with paper towels whilst still reasonably warm.

5. Keep cover on when not in use


Garden plots:

- Herbs in the garden plot outside kitchen door - you are welcome to use.

- Rosemary is in a pot in the pool area.

Cottage lights:

There is a two-way switch in the TV room on the far wall (bottom switch). This operates the flood light outside the stables. The paired two-way switch is inside the cottage entrance door.


The pool filter pump operates from 11pm to 7am every night. Pool service will clean the pool once per week. Feel free to use the pool scoop to clean leaves that accumulate between services. N.B. The spa section of the pool does not work as a spa, nor does it have heating connected. It can be used freely as it is filtered.

The hammock bed and sun lounge mattress are in the tv room – can you kindly bring them in at night, so then they will stay dry for you.


Please ensure the rear sliding, the washhouse and the kitchen doors in the house are locked when leaving the house vacant - as well as the front door of course.

Please also ensure the cottage is locked when leaving.

Air Conditioning:

We find that the house gets quite good natural air conditioning from the northerly breeze in the afternoon. If it does get hot and you would like the air conditioning on then the A/C controller is at the top of the stairs near the entrance to the master bedroom. A second controller is located near the door by the kitchen. Controls are self explanatory.

There are two zones - upstairs and downstairs. The downstairs zone includes the bedroom on the middle level near front entrance. The zone switch is . The zone switches are below the A/C controller - zones can operate independently or both at same time. N.B. When the downstairs zone is on, the landing door down to the downstairs area needs to be open to allow return of air to the A/C unit.

Waste treatment:

Please do not flush non-food materials, or anything that has not been digested, down toilets or sinks - apart from toilet paper of course. Treatment is through an aerated waste treatment system at the rear of the property.


So that we can maintain a quiet and clean environment for everyone to enjoy:

- Please do not wear shoes or take food and drink upstairs

- Smoking is not permitted inside

- Please leave everything clean and tidy after use

- No fires (Heavy fines will be imposed by the Fire Authorities and guests will be liable)

- No pets upstairs or on beds or lounge chairs

- All pet no.2s to be picked up and put in garbage bin

Absolutely amazing!

We stayed here with 10 adults and 15 kids. Vivienne was just incredible, so accommodating and doing everything to ensure our stay was just perfect. The house had everything we needed, very spacious with beautiful views. We thoroughly enjoyed our weekend and highly recommend this property!!
