This House has a strict NO PARTY POLICY and NO COMMERCIAL FUNCTIONS POLICY. Full consideration to our neighbours is required by all guests. Keep noise to a minimum when outside and observe the residential area 'quiet time' from 10pm-8am.
You must be 24 years of age or older to hire this house.
AIRCONDITIONING, LIGHTING & WATER USAGE
Please help us to look after the environment. We would appreciate your awareness of water usage and ask you to turn off any lights or appliances that are not in use.
Please keep all doors and windows closed when the air conditioner is in use and turn it off when leaving the house.
General cleaning is included in the tariff but please be aware that if the house is not left in a clean and respectable condition extra charges will apply. All dishes must be washed and put away, all used surfaces wiped down, floors must be reasonably clean and wet bath towels left on the bathroom floor.
We have provided various complimentary cleaning products for your use during your stay which you can find in the cupboard under the kitchen sink as well as a vacuum cleaner and other cleaning tools in the laundry. All furniture must be in the same place that it was upon initial entry to the property.
If using the BBQ, please make sure that it is cleaned before the end of your stay otherwise a $50.00 cleaning fee will apply.
Please make sure to dispose of all rubbish appropriately. Pace all general waste in a tied-up bag before placing into the red or green lid bins and dispose of all recyclables into the yellow lid bins.
Our staff will arrive at the property on bin collection day to place the bins at the roadside. Please ensure that any vehicles are not blocking their access.
Smoking inside the premises is strictly prohibited. If smoking outside, please dispose of cigarette butts in the ashtrays provided or in rubbish bins.
DAMAGE TO PROPERTY, THEFT AND SECURITY
All damage to property, any breakages, theft or loss of property and the security of the premises is the tenants’ responsibility during the stay. All doors and windows must be locked when leaving the property or retiring to bed. We must be notified immediately of any damages, breakages or theft. We reserve the right to deduct from your security bond the amount necessary to repair or replace a damaged, broken or missing item. Owners and managers take no responsibility for the tenants’ personal property.
All guests and visitors are expected to behave responsibly. Drugs, outdoor nudity, illegal and anti-social activities are strictly prohibited on the premises. Alcohol should be consumed in a responsible manner. Please use caution when treading on all hard floor surfaces and outdoor areas as they are slippery when wet.
ANTI-SOCIAL BEHAVIOUR AND NEIGHBOURHOOD DISTURBANCE
Disturbance to neighbours, including excessive noise & anti-social behaviour, is strictly prohibited & may result in termination of rental & loss of all monies paid.
As per State Government, Gold Coast City Council and Holiday Letting Industry laws and guidelines there is a 10.00pm to 8.00am noise curfew. There must be no noise coming from any part of the property and no use of the pool between those hours. We ask that you please respect these laws.
A security service has been appointed to respond to any complaints from neighbouring properties regarding the breach of the noise curfew as well as any anti-social behaviour. If security is called to the property, the guest will be responsible for the call out fee and we reserve the right to either issue a warning regarding the breach or we may terminate the booking immediately. Call out fees will be deducted from the security bond. If the booking is terminated, we reserve the right to retain all monies paid including the security bond.
POOL & WATERWAYS
Pool Hours are 8.00 am – 8.00 pm
• For the safety of all guests the pool area is a glass free zone.
• Children must be supervised in the pool and canal areas.
• Please ensure that you do not bring sand into the pool.
• Please top up the pool water level if it should fall below the bottom of the filter box.
• Swimming in Gold Coast canals is not recommended due to the presence of bull sharks.
• Please only use the beach area in front of this property in order to respect the neighbours’ privacy.
GUEST AND VISITOR NUMBERS
The number of guests staying at the property should not exceed the number stated during booking. Any misrepresentation regarding guest numbers may result in eviction and loss of monies paid. Visitor numbers should not exceed 10 at any given time unless approved by prior written arrangement. All visitors must comply with the Terms and Conditions and House Rules.
