History of the Guest House: Kirk Beatley is a fourth generation Washingtonian whose family has lived on Capitol Hill since the late 1800s, and where he continues to live today with his wife and two children. In 1905, Kirk's Great-Grandmother, Margaret, purchased this1890 Victorian home to entice her newly married daughter, Nell, to raise her own family in the neighborhood. Nell and her husband, John Luskey, raised their 12 children in this home.

In 2008 Kirk purchased the house from relatives who had owned or lived in the house since 1905, and then Kirk and his family spent over two years meticulously restoring and renovating the home, blending old-world Victorian charm and grace with new world appliances and technology.

Today, Kirk's family, a fifth generation of Washingtonians, are honored to offer you the opportunity of experiencing residential living in their newly updated family's house, in the heart of our Nation's Capitol, at the Historic Eastern Market on Capitol Hill!

Convenient, quiet, and cozy

This is a great location--steps away from the Eastern Market metro and Penn Avenue, but very quiet with little to no apparent street noise. The flat is very clean and sparsely appointed (no geegaws or dustables) in a good way. Kirk responded quickly when requested to check on of the room heaters (minor battery issue) and had it working later that same day. We were glad for additional space heaters, as the climate was quite cool. He also let us to store our bags till late our last day since we wanted to continue exploring without dragging them around. Since we prefer using our own products, it was no problem that the bathroom was not stocked with toiletries, ie no bath soap or shampoo, but dish and laundry soap. The bath towels could use updating. The beds are very very comfy. The kitchen has equipment, but few supplies, so we stocked up on coffee and the like at the nearby Yes! grocery. We could hear footsteps above at times, but not loud and only during normal waking hours. Smoke alarm went off when we cooked some eggs, but was easily silenced--better safe....

We loved walking to so many really good and diverse restaurants, including Hank's on the Hill, Trattoria Alberto, Spring Hill Bakery, Ophelia's Fish House, and Rose's Luxury. Kirk's communication before our trip was very helpful with rules for the place (parking, which did not apply to us, and no pets for sure) and notes on the area (grocery, liquor store, etc.). Super nice spot and would definitely stay here on future trips to WDC.

We enjoyed the Washington DC flavor of the House and neighborhood so much! Suite is amazing, comfortable, clean, stylish with everything you need for a short or extended trip. Kirk has gone out of his way to make the experience at his place just right! My go to place if ever I returned to the area.

Nice place in a great location

We met relatives in DC who happened to be staying in a chain-hotel. They were envious that we found such a reasonable place to stay with parking, nearby restaurants, and great location. Owner definitely cares for his property very well.

Kirk has an eye for detail and we enjoyed our stay in the Garden Suite. Kirk was most helpful with DC fun fact to know which helped us plan our visit to what this lovely city has to offer. The neighborhood is quaint and the folks very friendly and helpful. Most impressed!

Wonderful, convenient location

We had a wonderful stay while my husband ran the MCM10K last weekend. The location was perfect, the house itself is well appointed and had everything we needed. We had 4 adults and a toddler and felt very comfortable. Kirk sent a great list of things to do before we arrived and was more than helpful. We would recommend this house to anyone headed to D.C.! Thanks for a great trip.

Beautiful home in a great location

This Victorian garden level apartment was the perfect place for our family of four. It is very convenient given the proximity to the metro and wide variety of restaurants all within a couple of blocks. I was worried that it might be noisy given the location but that was not an issue at all. Kirk was also very gracious in allowing us to leave our luggage several hours past check-out time as we had a late afternoon flight and no car. We would happily stay here again!
