Stunning waterside stone house on edge of fiord at Prcanj just outside Kotor.
Perfect for family holiday with friends, extended families or groups.
Safe for children & fully fenced & gated with small sandy cove for younger children opposite as well as swimming jetty with steps.
Peaceful & charming with wonderful views.
Or hire a boat and cruise the water from your doorstep. This listed stone house has been totally renovated whilst retaining its original charm and character.
The Villa has 6 double bedrooms (1 double & 4 twins & open plan top floor)
There are 3 shower rooms and a master bedroom with bath & shower en suite.
With fully fitted kitchen, living area and dining area inside and fab terraces outside with BBQ in which to relax overlooking the waters edge.
A short drive to Kotor, the old medieval walled city like a mini 'Dubrovnik'. Kotor is charming and splendid & provides a wide range of shops and restaurants, bars and cafes to suit all tastes and some lovely boutiques, nightclubs and even a casino!
Please call my mobile or email for info. Plenty to do for all ages & great for several families sharing. This is one of the best located Villas available as you can swim in the beautiful fiord from the Villa, buy provisions from a small local shop, walk to 3 waters edge pop-up restaurants and no need to get in the car every day.
You can also drive to the beaches on the peninsular and the various beach clubs etc but you can get into Kotor for the cafe society, boutiques, museums, bars and restaurants very easily either by car, very cheap red taxi (about €5 per trip) or bus. Beware of staying too far away in villages on the peninsular as you will miss the views and have to drive a lot to get into Kotor and all the sights!
This site quotes prices in £ but you can also pay in € to Montenegro Bank account so please request quote in € if preferred. Please contact me by email for more info.
It is also priced for 6 persons for those who like a spacious Villa and there is a small extra charge per week for guests over 6 persons to cover linen and towels etc.
I work in central London and have two grown up children 1 working in Bogota and the other in London.
I have a small studio flat in Cannes, France which I also let out and a small flat in Holland Park, near Notting Hill gate which is another rental property.
Amanda Harrison-Allen purchased this villa in 2006
Villa Kamelia was a lucky find! Situated right on the first line of the fiord with incredible views from all rooms of the mountains reflecting in the water. With three waterside terraces there is plenty of space, both shade and sun and eating out on any of them looking at the water, the mountains and the sunset is a real experience.
I spent 3 years reconstructing the Villa into a lovely holiday home that I, my children, their friends and mine too have enjoyed from the ages of 12 +. Memorable family holidays have been spent dipping in and out of the water, wining and dining and sometimes almost not getting out of swimming things for several days as it is so much fun just being at the Villa.

Swimming from the doorstep
Local restaurants that you can walk to and sit on the waters edge in the evening without driving anywhere.
Peaceful and perfect for all ages.
When we arrived we could not believe how wonderful this country is. The views from the Villa are quite the best we have seen from any Villa we have rented. the owner has done a beautiful renovation and the terraces facing the water are a joy. We popped into the fiord for a swim most mornings before breakfast one of the terraces. Kotor the walled city is quite fantastic and scenic. We hired a boat for 2 days and to moor it on the Villa's jetty right outside the front door was great. Large supermarkets were very well stocked but the little shop hidden away a few hundred yards away saved a drive. Lovely restaurants on the waters edge that we walked to most evenings. A real treat, lovely Villa and we will definitely return.
Very comfortable, well equipped house ideal for a large family group. Sympathetically renovated. Great swimming directly across the road from the property. Wonderful views of the mountains and across the fjord. Close to Kotor for culture and shopping but far enough away to escape the crowds. We would love to go back
The house is as described: a restored village house on beautiful Kotor Bay with stunning views of the mountains across the bay. I was worried when we first arrived that it might feel a bit cramped, but the house is properly equipped for large numbers and it easily accommodated 11 of us (three generations in the first week, four adults and 7 university-aged children in the second week).
We alternated lazy days at home – swimming, kayaking (Kotor Bay Tours delivered kayaks to us), fishing and retreating in the heat of the day to the shade of the fig tree and grapevine on the terraces – with expeditions to Kotor, Tivat, Rose, Lake Skarda and Perast. With the temperature in the mid-30s we were glad of the air con in the bedrooms, and it was a huge boon not to have to drive anywhere if we didn’t want to. The bakery is ten minutes’ walk away and is open 6am–11pm, and Dago’s amazing general store, which sells EVERYTHING, from wine and food to lilos and goggles, is two minutes’ walk at most and is open 7am–10pm. The fish man comes daily, and if you tire of cooking for yourself there are plenty of konobas within walking distance.
The drive from Dubrovnik airport was frustrating, taking anywhere between 90 minutes and over three hours depending on the queues at the border, so a day trip to Dubrovnik from Kotor as recommended by our guide book might be pushing it, but we had a great day in Dubrovnik at the end of our stay. Flying to Tivat, just 15 minutes away, is much easier unless you’re keen to incorporate some time in Croatia.
The bay of Kotor promised something different and didn't disappoint. Wonderful swimming. Stunning fjords. The laid back feel of locals on holiday. Fresh squid at the delightful restaurant a hundred yards down the road. Lunches on the terrace. A well equipped house. Shopping for fruit and veg outside the walls of Kotor. The fish truck. And further afield, a trip into the mountains to Cetinje, the old capital that inspired that classic tale of Ruritanian intrigue - The Prisoner Of Zenda. All in all, a memorable week. Thank you.
Fantastic traditional stone villa with great facilities for the perfect family holiday. Breakfast on the sunny terrace after an early morning dip in crystal clear water a stone's throw from the house a highlight, as was watching local fishermen catch our lunch as we sunbathed on the terrace (wonderful little restaurant less than 5 minutes walk from the villa - stuffed calamari a must!). Spectacular views across the water to Kotor and mountains beyond.Villa was very well equipped and presented and I have no hesitation in recommending.
This was a well kitted out house with everything we needed including plentiful picnic gear. The house was period and warm water was constant with good heating for the cooler evenings. Al fresco dining was magical with two terraces with to die for views offering alternative of shade or sun. The weather was so good I swam daily in the fjord right by the house.

The Villa is on the waters edge of the Kotor Bay fiord, with its own swimming jetty, called a 'punto' and small shallow sandy cove for younger children.
A prime front line location, this stunningly located Villa enjoys spectacular views across the water to the mountains opposite.
A lovely 18th C UNESCO world heritage protected & recently restored house has wonderful terraces overlooking the water. Safe for small children and fully fenced & gated the Villa is in the Prcanj area, a short drive from Kotor along the fjord. If you visit Montenegro location is important - you should be on the fiord, close to Kotor but within reach of Tivat, Porto Montenegro and the beaches of the Lustica peninsular. Do not be tempted to take a Villa too far from the fiord or in other places on the coast or you will spend a lot of time driving and miss the spectacular views of the fiord and the wonderful swimming from the doorstep.
Our Villa is one of the best locations, totally quiet but 100 meters away is a tiny hidden shop open from 6.30am till late into the evening and you can walk along the fiord to 3 small pop up restaurants on the waters edge..with no driving!
Villa Kamelia is perfect for a really memorable holiday. Great for several families sharing and masses to do for all ages with shallow waters by the Villa and ideal for teens & adults too!
You can hire a boat and moor off our jetty and we can also give you numbers for paddle boards, canoes and bicycles. For teenagers Kotor has the famous Maximus night club, cafe society & bars.
More info on web site www.escapeproperties.co.uk. Walk to several restaurants along fiord but out of sight and hearing! Free wifi at Villa & aircon.
Other Activities: Wonderful walks up the mountain & along waters edge.
NOTE: The Villa can sleep up to 14 comfortably but is priced for 6 + persons. There is a small charge of £50 per person over and above 6 guests to cover cleaning, bed linen, towels and utilities.
