Lemonade Cottage is a classic 1935 oceanfront beach bungalow that has been lovingly saved and restored to her original beauty. You MUST see to appreciate. The beach and ocean are literally in your back yard . . . just walk down the porch steps and you're there. You don't get any closer than this!!
Lemonade cottage features an open living area with high vaulted ceiling, true tongue-and-groove paneling, rustic hardwood floors, lots of natural light, and panoramic ocean views from covered and uncovered porches and decks. The living room featuring comfy seating, a large flat screen TV and ceiling fan are there when you're ready for a break from your backyard beach. Adjoining the living area is the dining room with an antique dining table, church pew seating, and wall-to-wall windows overlooking the Atlantic ocean. Enjoy your morning coffee watching the dolphins play in the surf and the sun rise on the Atlantic . . . you'll never want to get out of your PJ's.
The well equipped kitchen features stainless steel appliances, fridge with ice maker, dishwasher . . . and just about everything you need to prepare your "fresh catch" and entertain. Extending the living area is a huge wrap-around covered porch for when you're in need of shade . . . or oceanfront sundeck when you want to catch some rays. Enjoy evening cocktails sitting in an Adirondack overlooking the ocean. Ahhhh!

Lemonade cottage offers three bedrooms and sleeps 6 comfortably (4 adults, 2 kids) with two oceanfront queen bedrooms plus a twin bunk room. Don't let the one bathroom concern you as you'll want to take all your showers outdoors in the private, enclosed outside shower with hot and cold water. The cottage also features a large laundry room with washer, dryer, extra storage area and has central air conditioning.

Lemonade is situated in Kitty Hawk within a short drive to many local restaurants, shopping and attractions and walking distance to Ocean Boulevard Bistro & Martini Bar and Art's Place (a true "diner & dive" known for the best burger on the beach!). Enjoy spectacular shelling, surf fishing, sun bathing, surfing, swimming, kayaking, biking . . . and so much more. Your family will remember the memories you make at Lemonade for generations to come!

* Please note you must be 27 years old to rent this cottage.

* Cottage accommodates up to 4 adults and 2 children.

* Linens are not included. Therefore, you will need to bring sheets and pillow cases (2 queen, and 2 single beds). All of the beds have quilts and pillows. You will also need to bring bath, hand, wash, dish and beach towels. HOWEVER, if you do not wish to bring your own there are several companies that rent linens and will deliver and pick them up directly to and from the cottage.

Family Spring Break Vacation 2024

Perfect! The one word to describe the Lemonade Cottage. It was exactly what I was looking for in a beach front cottage. Our family loved this house. All the modern amenities in an updated, cozy 1930s rustic style OBX beach cottage. The house was amazing. I woke up with the sunrise every morning, and would go sit out on the deck and have coffee. The house was only a couple steps from the beach. Not one issue whatsoever. The owners had great communication and were very kind. This location in Kitty Hawk was easily accessible to many stores, restaurants and other activities. I would recommend this house to anyone looking to enjoy a beachside vacation. I would definitely stay here again. Thank you!

Simply charming!

This was such a delightful place to stay! Absolutely loved the charm of the old Outer Banks cottage. Beautiful blend of old and new with views that can’t be beat! Everything was clean, organized, wonderfully decorated and easy to use. Mark & Kim have really done a fantastic job providing everything you’d need. Absolutely lovely accommodations and great communication! Thank you so much for making everything so pleasant!

Oceanside escape

Could not have asked for a better place to hide away for a family getaway. The weather didn’t cooperate but it didn’t matter - there is no bad day when you’re staring off at the ocean. The house was perfect for our 3 boys - bunk beds and lots of room to roam. Kim and Mark are amazing hosts - making us feel incredibly welcome (greeting us with the kindest note and a bottle of wine). Could not have asked for a better experience.

Perfect Cottage, Perfect Location

Lemonade cottage was everything we were hoping for and more. There were views of the ocean from every window! The cottage itself could be featured in a decorating magazine feature. The owners were very helpful and thoughtful. We would come back for sure!

We have lived on the Outer Banks for over 20 years. My grandfather built a cottage on the outer banks in the 1950's and we have been coming here all our lives. We love it here and wanted to have a cottage for our family and friends to enjoy when it is not rented. We are in Real Estate and architectural design and loved bringing this cottage back to life when we bought it. We hope you will love it as much as we do.

Why they chose this property

This is what we as locals think of as a true, classic beach cottage. Not the 20 bedroom McMansions being built today. Aside from the incredibly charming cottage it's all about Location, Location, Location! And this cottage has such incredible views and the beach and ocean are literally your backyard. We love that it's not so big that you have to bring 20 of your closest friends to afford it. A traditional, delightful old-school Kitty Hawk bungalow perfect for 2 couples and their kids.

What makes this property unique

Lemonade cottage is within walking distance to Ocean Boulevard Bistro & Martini Bar (one of the best restaurants on the Outer Banks), Art's Place (a locals favorite serving great burgers for over 30 years and outside seating), and much, much more. If you are a surfer we have 2 great breaks just north and south of us. Or enjoy hunting for sea glass and the perfect conch shell to take home as a souvenir. Lemonade cottage is located in Kitty Hawk at Mile Post 2 1/4, so you're quickly at your cottage upon arriving on the Outer Banks.
It is conveniently located to all Outer Banks attractions, restaurants and shopping.
