Tuscany/Umbria border, three bedroom, two bathrooms, many local attractions

Vasciano Nove is an old stone farmhouse in serene hills with its own private (salt system) pool in olive grove & mature garden. The house, one of a small group, has an individual feel with a sense of beauty and calm. The garden offers privacy and several shaded eating areas. It overlooks lovely old olive terraces, fields, rolling hills, oak woods and valleys with ancient tracks in all directions. The location provides a choice of complete relaxation, physical activities or intellectual stimulation and is in a designated area of outstanding natural beauty . The nearest village is 10 mins by car. There is easy access to restaurants, wine tasting, art, architecture, medieval hill top towns, Etruscan sites, panoramic views, Lake Trasimeno and its islands. There are many outdoor activities, fashion outlets, shopping, markets, festivals, sulphur springs/spas. Rome, Florence easily reached by train for the day. About Hilary or Jack Robertson

We are now semi-retired after demanding careers in special education and senior management in the NHS. We love living in a quiet part of Belsize Park, North London, with its easy access the the West End, theatres, cinemas and art galleries and the wealth of events on in London. We are members of The Tate, The National Gallery, Kew Gardens, The Art Fund and The National Trust and we enjoy South Bank festivals, Open House Weekend, Open Squares Weekend and open gardens days. We walk in London's parks, along the river and the canals and we are avid readers. Jack is the art and musical mentor to Hilary who is the practical DIYer in the family.

Relaxing rural retreat

This was our third stay at Vasciano Nove, and we come back for a reason. It's a charming, well-equipped and welcoming house, with a fabulous garden and pool. It's within easy striking distance of Sienna, Perugia and other places, which we've done in the past. This time, we did nothing but relax, swim and read.

Wonderful property on the Tuscan/Umbrian border.

We had a wonderful week in this lovely property. We have stayed in many places and this one was extremely well equipped. The house was lovely and the garden just magnificent. The garden and pool were immaculate and well maintained. It was very convenient for lots of interesting places. Our favourite Cortona was just half an hour away but Arezzo, Perugia and Montepulciano were all within easy driving distance. We mainly ate out at lunch time and in the evenings we found that the best place to be was the terrace. Wonderful bird song and later on the fireflies. We found nothing to fault about this place and my only regret is that I didn't have enough time to read any more books. There were lots and lots there. It was a wonderful place for a calm and relaxing holiday. We would love to come back and it just remains to thank Hilary and Jack for lending us this peace of heaven for a while. Tom & Julie

A relaxing retreat in beautiful countryside

We spent a fabulous two weeks at Vasciano Nove and loved every minute. This rustic villa is away from it all, though not totally secluded, so you won’t feel completely isolated. There is an attached property (owned by another couple), which was also let during one of our weeks, but the layout of the gardens/villas is such that you can enjoy your privacy. The pool, set at the other end of the stunning garden, is incredible and you won’t want to leave. There are plenty of sun loungers, tables and chairs and pool towels are provided, which is another bonus. Time spent relaxing and listening to the gentle hum of honeybees on the lavender and watching swallowtail butterflies was heaven. Seating areas under fig and walnut trees provide welcome shade for family meals or you can sit under the vines just outside the house and spot lizards darting about or watch the hoopoes on the lawn. If you’re very lucky (and we were!) you might even see a red squirrel, which made an appearance a couple of times and a hare. There are bats at dusk and magical fireflies as well as a nightly lullaby(!) from frogs somewhere close by. A nightingale was still singing during our first week and we were treated to the purr of turtledoves and of course the beautiful dawn chorus. We went for a few early morning walks and were thrilled to see deer and a boar with her four piglets; sadly no porcupines or pine martens. There’s an amazing selection of books on flora and fauna, as well as books/information on the local area, maps, novels, DVDs, CDs and games. The beds are comfortable and having two singles in the middle room, which can be made up as a large double was really lovely. The villa is extremely well kitted out.

Assisi, Cortona and Perugia are all wonderful places to visit for day trips and there is so much to explore. A couple of fantastic restaurants, only a short drive from the villa are Restorante I Girasoli Di Sant’Andrea as well as the adjacent winery/vineyard where you can buy olive oil and delicious wines and Le Capannine di Sommavilla – both too good to miss!

If you love peace and quite, nature and places slightly off the beaten track then Vasciano is the villa for you. Hilary and Jack have worked tremendously hard to make it the perfect home from home with an unbelievably gorgeous garden. Replies to e-mails were always prompt and everything was very well organised. We do hope we can come back another time.

Beautiful serene old house in tranquil setting

We travelled as a family group of five adults, We had lots of space and enjoyed the well stocked kitchen and recipe books, as cooking together is always part of our holiday! The pictures do not do justice to the beautiful gardens and views. It is very peaceful and the birdsong was outstanding. It was particularly helpful to be offered a large food shop which was present when we arrived - this meant I did not need to go shopping again until our third day. We went out for dinner locally three times but there is also the option to have local cooks come to the house if wished,. The house also has a good collection of music, books and DVDs. We had a wonderful holiday and would happily return.

First class holiday home

We spent a lovely week at Vasciano in August with two other couples. The farm house is very well fitted out - probably the best we have found in many years of summer renting in Italy. It feels like a lovingly kept family home rather than a holiday let. Plenty of space for 6 adults. The house is full of character. Outdoor eating areas, garden and pool are all highlights. Everything well maintained.

There are some good local restaurants at a reasonable distance and all the charms of some beautiful hill towns are not far away.

Hard to imagine a more beautiful place

Vasciano lives up to its description in every detail and then some more. The house is immaculately and sensitively restored and maintained and is comfortable in every way; we felt at home from the moment we stepped in the door. Lots of places to sit and relax or eat, inside and out, in the shade or in sun. We were just two but in a bigger group there would be plenty of space and more than enough crockery etc to dine in style.

The garden is a pleasure, laid out to give views of the surrounding countryside and providing plenty of spaces to sit and read, or contemplate, or just sit. Having the pool a little way from the house makes it seem that bit more special, surrounded by olive trees and wild flowers. Although we saw owls, birds of prey, butterflies in plenty, and grasshoppers we were disappointed not to see a porcupine, but pleased not to have many annoying insects.

Access to the house is by a winding, fairly steep dirt track; don't be put off! Though maybe a little challenging first time it soon becomes familiar and part of the experience of being immersed in the beautiful, peaceful Umbrian countryside. Walking a little further up, beyond the house, to the shrine and spring makes a nice pre-dinner routine and, given a longer stay, I suspect there are more walks to be had from the house.

Rome and Florence may be accessible, but we didn't need to go so far with so many beautiful places within 40 minutes drive: Cortona and Gubbio, of course, but we thought Sansepolcro well worth a visit, not touristy, just a lovely little town with some very special paintings all to ourselves ( very few other visitors), and a good lunch.

The baker in Mercatale sells biscotti which threaten the waistline; "pick and mix" means it is difficult to resist all the delicious varieties, so we didn't.

Any drawbacks? We didn't find any, but the house is on several levels with steep stairs which might be a problem with small children. The location is quite remote, but that is what make a it so delightful. Wifi worked well in spite of the warning that it was slow, but we live in rural Herefordshire so maybe it is all relative.

Would we return? Most certainly, if we are able.

Vasciano Nove is one of a group of old stone farmhouses dotted over the hillside above the beautiful agricultural Niccone valley with its scattered small villages and farms. Mercatale 10 mins, away is a small, relaxed non-touristy village with supermarkets, bakery, bars and restaurant. The house is within easy reach of many interesting medieval towns and villages with a wealth of restaurants, art and architecture , markets and festivals . Many local physical activities, beautiful walking and biking in mountainous country . Boat trips on Lake Trasimeno to its islands (one a nature reserve) and beaches . Piero della Francesca frescos, St Francis of Assisi retreats and Etruscan sites will be of special interest to some people. Nature lovers will find interesting but shy wild life and flora. Cooks will be stimulated by local produce and artists will find it hard to decide what to paint frst : maybe the view of the 13C church. Private, salt system pool, in delightful garden

The kitchen is particularly well equipped with solid pots and pans, a food processor. and two fridges. Separate laundry with iron, board, outside line and inside airers. Two wood burning stoves. There are DVDs, CDs, books (novels, non-fiction, wildlife, cookery, guide books and books about Italy) plus files containing full details of local activities with maps and lists of the nearest places to eat. The garden has a choice of 5 outside sitting /eating areas with tables and chairs plus garden benches and a bread oven. There are many fruit trees and garden herbs .
