Two bedrooms, two baths, activities, beach and skiing nearby.

Romantic traditional villa built into 1,000 year old town walls, vaulted ceilings, dramatic views, balconies, roof terrace, olive grove in unspoiled historic town.

Beautifully furnished with marble fireplace in sitting room with chandelier hanging from five metre high cathedral ceiling.

Mornings can begin with breakfast on the balcony outside the sitting room, watching the birds dip and swish and the falcons glide as they search for breakfast over the valley below.

The comfortable sofas, the arm chairs, lamps, well placed side tables, the collection of books and videos all offer comfort and tranquillity - cool in the summer heat. During the winter chill bask in the glow from the log fire in the marble fireplace.

In the evening dine by candlelight on the polished table or eat in the kitchen at the oval table under another French crystal chandelier.

The kitchen - its white cupboards offset by red hand-painted Italian tiles - is well equipped with two ovens, grill, microwave, a coffee machine that freshly grinds the beans for each cup and whips a frothy milk for cappuccino. Cook, bake, even try your hand at making your own pasta - directions and ideas in the cookery books on the shelves. And when its all done, just load up the dishwasher.

Choose between two bedrooms on this level, one with vaulted ceilings and its own balcony where the morning light steams in. It has a queen-sized bed, double wardrobes and lots of storage for your clothes. There is an old fashioned dressing table and swivel mirror.

If you feel like writing, checking your emails or uploading your photographs, there is a desk perfect for your laptop beside the balcony windows that make sure your attention wanders every now and then to the wonderful view. Leading off the room is an ensuite shower room under its own mini vaulted ceiling.

The second double bedroom, also with a queen sized bed, has a partly exposed terracotta wall that adds a pink glow to the room in the evening light; a juliette balcony, wardrobe and dressing table. Leading off is the ensuite shower room with more terracotta integrated into the large shower. Italian hand-painted tiles add a fun touch to this well lit room with its large mirror and heated towel rail.

Tucked away is the laundry and cleaning closet with a washing machine and clothes dryer - and vacuum cleaner if you feel you must.

A linen closet holds lots of bed linen and towels, together with extra pillows and duvets.

Upstairs is a small room - useful for anybody who feels the need to escape, with a desk and armchair. This leads onto the roof terrace with a view over the surrounding roofs and of the valley below. There is sun all day on this terrace for those who want to sunbath and in the evenings you can watch the sky as you seldom see it so full of stars, and have a barbecue.

The timber windows are all double glazed with their own shutters to help maintain a comfortable temperature throughout the year.

There is natural-gas central heating for which there is an extra charge, based on usage .

The house is entered through an arched gateway into a small courtyard, shared with our neighbours. The solid old timber door opens onto double-glazed full glass doors that gives the kitchen day-round light.

Take the opportunity to read or write that book on a balcony looking over rolling wheat fields, olive and vine groves. Admire medieval frescoes in monastery next door or Mantegna's long-lost statue of the town's patron saint, Eufemia, in the Cathedral. Taste Italy's best olive oil, sip the local wine from the ancient aglianico grape and learn to make your own pasta. Visit the sassi in nearby Matera and Gravina, visit Altamura for its famed bread, the fossilised remains of the 170,000 year old Altamura-man and the quarry floor featuring more than 4,000 dinosaur footprints - the largest such site found; visit the unique hill-top towns with their own dialect and wonderful summer entertainment; swim in the turquoise water of the Ionion sea in Italy's instep. Ski or ramble in the Pollino natural park - Italy's largest with unique flora and fauna including the black woodpecker; ramble along many of the side roads around Irsina, along laneways to the vegetable and fruit gardens of the local people; go horse riding or cycling or simply stroll through the quiet alley ways of Irsina to one of the local restaurants at dusk.

What a view

What a landscape! Mesmerizing. Could look at it for ever. Even our know-it-all son was impressed. The accommodation was very comfortable and we even cooked dinner a few evenings in the excellent kitchen. We enjoyed shopping for the freshest vegetables ever from our neighbours on Via Roma. And we tried out some of the recipes we learned during our one-day cooking course organised for us by Becky in the local My Italian Job travel agency. The miles of beaches on the Ionian coast were almost empty with long stretches of light golden sand and clear blue water. We checked out some of the other towns around too including Matera and spend a day in nearby Puglia with its trade-mark trulli. The roads are good and almost traffic-free. As Ann said the people in Irsina were friendly and helpful and she provided us with lots of useful material. We can see ourselves returning. Pia and Gerry.

A beautiful well equipped house with stunning veiws.

What a find! The house has absolutely everything you need and more... with beautiful furnishings, and well equipped kitchen. The lounge was a very comfortable room in which to relax. The terraces give superb views over the surrounding countryside. The interesting town has all you could want, with good resturants, bars and shops.

The hosts, Ann and Jan are very welcoming and provided plenty of useful information both before and during our stay about the town and area.

Everything to love about this place

We have been travelling in Italy for 5 months and this is easily the nicest and most comfortable accommodation we have stayed in. We really can't fault the place. Ann and Jan have restored it beautifully, retaining period features while proving every luxury, from the comfortable bed and lounge to the wonderfully equipped kitchen. And the views are amazing. Ann welcomed us at the gate, provided loads of information and tips, she even booked a restaurant for us for dinner as we were arriving on a public holiday. Irsina has some amazing cafes and restaurants, and the people are very welcoming. I loved walking down the street to buy tasty tomatoes and string beans fresh picked that morning from our lovely lady. Ann and Jan were amazing hosts right down to the bottle of prosecco and the delicious figs we took with us from their trees. Can't recommend this beautiful place highly enough. Thanks Ann and Jan for a wonderful stay.

The view of a lifetime

We were a family of four: two adults and two boys (under ten years of age).

Irsina is the sort of hill-top town that would be overrun, if it were in Tuscany or Umbria. The house is situated right in the heart of the ancient core of the town, in a building that was once an ancient Greek Orthodox Church. The high, vaulted, whitewashed ceilings keep this character and keep the house cool and light.

The fact that the owners, Ann and Jan, have creative professional backgrounds shows in the home, as does the fact that it was their home, before they moved on to renovate another beautiful home in Irsina. It is remarkably well stocked, as a home, not a holiday home, and is beautifully stylish.

The view is better than the photos. Honestly, breathtaking.

We have visited Italy many times but never have I found a place where (literally) everyone wants to chat, be helpful and takes a genuine interest in you and your holiday plans,whether they have much English or not! In a local bar/restaurant, one of the owners even invited us to come to the beach with himself and his wife the following week.

Ann and Jan arranged for us to go horse riding in Irsina (Jan came to translate). We visited the coast, Matera and a lovely agriturismo that did a three- course lunch and access to their pool all day for 20 euros each.

We were a little worried that the boys would be bored, without obvious access to pool, activities etc, but they loved Irsina. It is a place of gentle pleasures (eating out, going for an ice cream, walking in the fields below, exploring the warren of little lanes and staircases) but the fact it so very 'italian', untouristed, utterly friendly, plus a working- in of day trips, kept them very happy. Watching the evening geckos is sport in itself.

I will come back to Basilicata in a flash, hopefully to Irsina. I would say that you should come with a relaxed attitude to car journeys- do not attempt this area without a fully functioning sat nav, very detailed road map (showing tiny roads, of which there are many) and

plan any journey using as many big roads as possible, even if it looks longer on the map (it won't be!). The little roads are hard work, even if the countryside is glorious- very poorly maintained and incredible twisty-twiny. Once we accepted that you get nowhere quickly and that the sat nav was God, we were much happier. Take audio books for kids, travel calm tablets and look for the foxes, eagles and other birds of prey.

Perfect holiday spot

This charming hilltop villa in historic Irsina way exceeded our (already high) expectations. Beautifully decorated with an artful blend of new and old, it enjoys a commanding view of the spectacular surrounding countryside. While peaceful, it is close to shops, restaurants and bars. In short, a perfect holiday spot.

A rich experience.

What can one add? This is an absolutely brilliant package of a beautiful and comfortable home with every comfort set in an ancient hill-top village. Combined with the stunning landscape of rolling hills covered in wheat as far as the eye can see it is a very rich experience. The region has a fascinating complicated history which reveals itself the further one explores. This is not only good value; it is value added, with a very warm welcome and continuing support from Ann and Jan, as well as their friends.
